Abandonment
The voluntary giving up or surrendering of property rights without transferring the title to another party. When a tenant bails out in the middle of the night without sub-leasing to someone else or canceling the lease, he has abandoned the property.
Abandonment can also occur when a homeowner gets in over his or her head financially, and bails out of the home without making any arrangements to sell or lease the place.
