Acceleration Clause

A clause common to most real estate rental contracts that allows the lessor (or landlord) to demand full payment of the rest of the least term if a tenant falls behind in payments or commits a serious breach of contract.

For instance, if the rent is $2,000/month with 8 months remaining on the lease, and the tenant is more than 30 days late, or the landlord discovers that the tenant is storing gasoline in a back bedroom in violation of the lease, the landlord can accelerate the rent and demand full payment of the remaining $16,000 of the lease within 30 days or so.
