Investment Financing Summary:
Steelhead Capital, Inc. represented The Earl V Lee ETAL Partnership, a Hawaii general partnership in its disposition of the property known as the Ocean View Inn in Kailua-Kona Hawaii. The property sold on an "as is" basis for all cash with a sales price of $2,350,000. The transaction closed in 90 days.
The 70 year old building is located at the finish line of the Ironman World Triathlon Championships on Alii Drive in the Kailua Village section of Kailua-Kona Hawaii. The Sellers were the owner-operators of the family restaurant and decided to retire after 60 plus years at the location. Over 45 Confidentiality Agreements were submitted and nine offers were produced.
A. Sean Aguilar, CCIM, was the lead advisor and was responsible for assessing the value of the property as well as analyzing the after tax sale implications for the Sellers prior to marketing the opportunity. He also negotiated the sale, structure the terms and provide the transactional management oversight. The Buyer is a privately owned restaurant operator from the west coast.
